    打工皇帝唐骏的不买房逻辑

    唐骏,这位2007年度封禅中国的“打工皇帝”,通过在微软、盛大的两度华丽转身,成为了身价10亿的职业经理人。

    不过这位打工皇帝却一直没有买房,而是选择全家租住在上海一家宾馆中。 下面我们看看他的不买房逻辑。

    在上海住同样的房子,购买需要花费2500万的费用,但是租房子,一月12万,一年才150万。而2500万投资到别的方面,每年回报率至少在30%以上,按保守的20%回报率计算,2500万每年回报率是500万,两下相减,净赚350万。

    回过头我们在看看国人的买房逻辑:

    1、房子是必需品,买房是婚姻的先决条件,无论房子多贵多么不合算。

    2、租房子多丢人,而且跟房东打交道比较麻烦。说不定要不停搬家。

    3、现在投资什么能有投资房子回报率高?买房子最值。

    4、买不起房子单单是个人的事情,是男人你没有本事捞钱,男人要加油!殊不知大部分的百姓买不起房子政府负有主要责任!

    对两种截然不同的买房逻辑,我们有理由做出这样的判定:

    1、有钱了会摆脱一些不必要的麻烦,如果你租房的价格在2万一年,那么你必须承担物价每年上涨以及房东关系恶化的风险。但是一年12万,你的风险系数会大大降低。

    2、现在普通老百姓的投资能达到每年30%的回报率?什么行业这么赚?有至少40%的利润?老百姓的存款可是每年2%的贬值啊。我么有理由相信,现在利益集团的投资回报率要远高于此。

    3、在中国第一套房子事关面子和婚姻,不考虑增值!唐骏也是中国人,虽然是海龟,但就是海龟,能摆脱房子是面子的古怪逻辑。

    4、中国人的信用和人际关系,还是处于农民社会状态,无论现在他们住在装修多豪华的塔楼或别墅以及躺在市场价几万十几万的豪华大床上。中国的发展现状是一方面物质和硬件环境跟上了甚至超过了世界(各地政府豪华大楼),另一番购买思想却仍然处在“解放前”!
